Local context

Downtown Dubai — the brief

Downtown Dubai apartments and penthouses present a different design challenge from the villa communities. The footprint is tighter, the ceiling heights are more generous, and the light is harder — direct sun reflected off glass and steel, not filtered through garden planting. Our Downtown work is calibrated to these conditions.

Joinery becomes the discipline. In a villa, a poorly resolved corner is absorbed by the room's scale. In a Downtown apartment, every junction is visible. Our Shanghai atelier produces millimetre-precise joinery that makes the apartment read as one piece, not as a collection of fitted units.

Do you design apartment interiors in Downtown Dubai?
We do. Penthouses, duplexes, and single-floor apartments in the Burj Khalifa district, Opera District, and DIFC. Each is treated as a single, considered room.
What is different about designing for Downtown apartments?
Tighter footprints demand more disciplined joinery. Every millimetre of storage, every transition between rooms, every lighting scene must be resolved — there is nowhere to hide loose ends.
Do you work in DIFC apartments?
We do. DIFC apartments and penthouses sit at the boundary of residential and commercial design. Our practice covers both — quiet homes that happen to look out over the financial district.
